Who We Are

luxury short term rental listing in tulum

Founded by Owners, for Owers

We are passionate locals and Tulum investors deeply committed to the beauty and vibrancy of Tulum.

As property owners ourselves, we understand the profound emotional and financial investment that comes with entrusting your property to a Management company.

Our journey as property owners in Tulum has been a blend of love for this incredible place and, unfortunately, experiences with property management companies that fell short of our expectations.

FAQ

1

What's included in your property management service?

We handle every short-term rental task like listing optimization, pricing, guest communication, check-ins, and cleaning plus preventive maintenance and weekly property visits to protect your investment against Tulum's harsh climate. Think of us as your eyes and ears on the ground.

How much does property management cost?

2

Our management fee is 20–25% of net revenue, plus a fixed maintenance fee to keep your property in the best condition year round. The exact numbers depend on your property and the services you need, book a free consultation and we'll walk you through a personalized quote and income estimate.

What does the maintenance fee cover, and why does it make sense?

3

It covers our in-house team's preventive work weekly property visits, routine checks, and small repairs handled before they become bigger problems. Tulum's climate is hard on properties: humidity, salt air, and heavy rain wear things down fast, and small issues like mold or corrosion turn into expensive repairs if left unchecked. A fixed fee means predictable costs for you instead of surprise repair bills, and it keeps your property looking and performing like new for guests.

What kind of properties do you manage?

4

Everything from individual condos and villas to boutique hotels. If it's a short-term rental in Tulum, chances are we can manage it.

Income payouts are made monthly, along with a clear statement showing bookings, fees, and net revenue for every property, and we take care of your Mexican tax obligations on the rental income. We also handle recurring payments on your behalf, like HOA fees and CFE (electricity) bills so you don't have to manage them yourself

How do payments and payouts work?

5

Tulum is a very competitive short-term rental market, so it only makes sense if your property has certain characteristics (location, amenities, style). Book a consultation and we'll help you figure out what works best for your specific property.

Should I rent my property short-term or long-term?

6

We list across Airbnb, Booking, and other major channels, and optimize each listing for the platform it's on. We're especially strong on Airbnb — Mango is rated one of the top Superhosts in Tulum and is approved for Airbnb Luxe.

What makes Mango different from other property managers in Tulum?

8

We're owners ourselves not a faceless management company. "By Owners, For Owners" isn't just a tagline; it's why we started Mango in the first place, after our own frustrating experiences with property managers who didn't treat our investment like their own. That same care shows up in extreme attention to detail, we take short-term rental hosting to a level guests don't expect, more like 5-star hotel service than a typical vacation rental.
